Big potential downside- both a selling and buying agent are involved here and I believe they're expecting their 3% each. 

For every 1 property that has sold in last 3 months that is a match for my prop and sometimes on the same street, theres about 5 that sell for half the value.

New development in the city are kicking out people.

I'm sure in markets that differ from mine that people will have very different experiences.I'm in a VERY blue color cash-flowing market.

People that have "amazing deals" outnumber "people that actually have money to execute on them" by a ratio of 10:1 or 15:1.

People should stop applying sale of goods theories to it.    

People will forever say “avoid Detroit” or good luck cash flowing…. 

I have a property on the barrier island that I do not want to list on MLS but I am interested in connecting with realtors or investors who typically sell or buy pocket listings and may be interested in this property.
