I never make a loan, no matter the equity position, that the past actions of the borrowers lead me to wonder if they will be likely to pay me back. 

As a result, I've increased the rent to my standards and past other landlords' standards who are afraid to go past 10%!!! 

When we moved our companies to a new accounting software we looked at Quickbooks, but found its international awareness (tax rules, multi-currency, locale support, etc), project/job, and multi-company abilities to be clunky.To be fair, none of the candidates hit everything on our wishlist.We ended-up selecting MoneyWorks by Cognito and have been satisfied with it over the past three years.

(Due to some financial issues with him in the past, I'm not willing to cosign for him)  Would a rental agreement with the roommates suffice?

They already cancelled many large complex deals or doubled their price for the past few years.

There has been a ton of new construction for housing the past 4 years and that’s why vacancy rates are 10-12% and rental rates have dropped the past couple of years. 

I've had a past tenant poke hundreds of pin holes in ceilings, more in the walls, and put anchors and bolts in several different rooms. 

I do long-term room rentals (min 1 month lease).
