How does our renovation and furniture expense factor into a cost segregation study?  

$60k in debt = $350-450/door CF + $20 equity + avg $3k cash out/door (cash reserve)10 properties = $600k in debt  = $3500-4500 CF/month + $200k in equity + $30k CR

(It’s worth the furniture if you want it.)Think of it this way. 1)Lots of cities ar banning STR, o requiring you live in the house while it’s being rented out, or limiting you to a few months.

The space is tight and the doors will really inhibit furniture placement.  

Check with the city on where they are install new sidewalks, outdoor eating areas, walking and biking areas.

In my mind it seems like it would be hard to coordinate furniture and appliance delivery as it may require a special vehicle and/or extra manpower to take something up 70+ stairs.

I have seen people hiring designers from out of country for around $10/hour then have a handyman assemble and arrange the furniture from pictures which sounds feasible.Any suggestions?
