My question is can I do a long term(20 yrs) ground lease; built to suit and then sell that contract to another party?

I believe in MO there is 1 yr redemption period but there are 4 yrs that an interested party can challenge the legal process, meaning that they can not challenge the title itself but they can challenge the County for the foreclosing procedure (example, missing a proper notice etc.)

hope you are doing great, today i got an email from Steven Wilson, he is back again, same email, he does some great loan 500,000 for 20 yrs, 5% and only a payment of 1336.67   what a great deal....  

Our original floors cost us $40k to install (we have the invoice) and we expected them to last 50 yrs, if not longer. 

That's why I wanted to know if wise to refinance for 30 yrs.

My question: One of my rentals was purchased by me as a primary residence when I was 28 yrs old or so. 

I met with a local bank that has commercial rental loans on a prime rate + 0.75% on a 5 yr fixed, 15% down, and amortized over 25 yrs.

Do I want to do go to court vs wait it out 10 yrs vs walk away....

My worries comes to play cause I jus brought my house last yrs with a fha loan.

I plan to retire in a couple of yrs with a pension and some other investments.
