I told the tenant I'd consider the current payment on time (as long as it doesn't bounce) since the money was deducted from his account on the 14th, the rent due date on the lease.

However, if the LLC is purchased, that purchase is NOT a recorded document, and hence more difficult for a lender to ascertain, as long as the warranty deed itself is not transferred and recorded.

I had one particular vendor with high standards that would exaggerate anything he found.My rule of thumb: people can live how they want to live as long as they are not 1. damaging the property2. living in filth that attracts pests3. impacting the neighbors (e.g. odors, junk detracting from the neighborhood, etc)4. creating an unsafe situation (e.g. hoarding and rescue workers can't access the home)When I visit a property, I document any issues and talk to the tenant.

Don't forget to factor for this - upon moveout, we reasonably expect to cashflow around $500/mo, which will allow us to maintain and hold for as long as possible to collect appreciation and yes some extra money toward the next investment.

Find a STR that cash flows (yes there are plenty as long as you are not looking in Orlando), purchase and self manage for the first year, find a CPA that specializes in the cost seg, and then you can find a PM or continue self managing.
