Go with a background check where you can see what is actually in it not just them giving you a letter grade or pass go.

So, they should be able to provide proof of police report and acknowledgement letter from one of the credit bureaus.Cosigner: only idiots cosign and think it doesn't count against them.

Letters and emails that wouldnt move the needle at all.

Realistically most banks would send you a warning letter if you were doing something they didn't like.  

It took me a letter, two phone calls, an in person meeting, and over an hour of explanation to get one of the previous homeowners up to speed.
