Sadly it is never so binary, yes or no, black or white.You need to be able to juggle these 2 scenarios and compromise between them.So that said, the $40K house would need about $50K - $60K to fix it up for a normal nice looking rental/flip.

Trying to juggle this and maximize the ROI on that is exhausting.  

We were juggling work, our son, and free time, and we don't like to stress ourselves out too much. 

More  or less juggling projects and keeping our GCs in order.

And I was spread thin, juggling a full-time job, managing a household, taking care of aging in-laws who live with us, and managing our fledgling investment business.

I consider real estate like juggling.

This may indicate the market has found a balancing point between price and interest rate but that can change as there is a lot of economic juggling taking place right now.

I've been reading all sorts of materials and listening to podcasts, but the process of juggling finding a real estate agent, applying for loans, finding a good deal, locating a contractor, hiring a property management company, etc. has been a lot.

I have not discussed any further deals with the HML because of the refi juggle so i didn't want to call them until the refis are complete hopefully soon.
