Interview and work with an investor-focused real estate agent familiar with your strategy.

I'll start interviewing PM co's and consider that as next step. 

(again, I know this because I do this for my clients)  Eventually you will probably want to get more detailed, but start with the basics.Step 5, once any necessary renovations are done (that could be its own thread), either start posting ads to get applications, or start interviewing property managers. 

Personal referrals might point you in the direction of knowledgeable agents who are aware of investors' needs.Once you have a list of potential agents, interview them to ensure they align with your investment goals.

So this interview wasn't just me seeing if I liked Ohio Cashflow, it was just as much to see if they liked me.

@Grace Adiba I would recommend interviewing several PM's to start.

Interview a couple different companies if you can. 

I recently heard about an interview with the NAR president, and they have sent a letter to HUD advocating for more flexible financing on buyer agent commissions.

Hard money lenders will base terms on the relationship and previous completed projects, so you'll want to interview many and compare.
