The market is always evolving and there may be good deals to be had near term or you may need to wait a while, depending on many factors like interest rates etc.

Those that use PM's have pointed out that there is a cost factor of also having to manage your PM as well - following up behind them, making sure they are doing what they are supposed to be doing, etc.Hope it helps!

In Britain it's typically split between buyer and seller, 1-7% total, average 4% but with total transaction costs factored in it's actually more expensive there.

The appealing aspect here is the ongoing population growth and other economic factors.

Look into any and all factors you can think of regarding those areas so that if/when you decide to research other markets, you know what information to look for. 

I'm sure that factored in to the government trying to find a way to gain ownership of the land and the only solution appeared to be a land swap. 

Our pro forma for the self storage property we built was rock solid until we opened the business and a year later I was facing losing everything because of all sorts of factors beyond my control.

I'm in Iowa and while not KC, I think the factors are probably similar being in the Midwest.
