So, if you have 10 units and you are going to pay $1,500 a month and you are working on an active income job, too, this is an easy switch due to the labor mentally and physically (even if it is just phone calls) to get these rentals running as a well-oiled machine.  

Don’t start a new job .

But as said above it is not an easy job and the salaries are not great working for someone else. 

Hey @Bailey Rentz, I'll say that we use QuickBooks Online exclusively for all of our Clients and they are constantly working to improve the bank feed feature and specifically the connections.

I am also a licensed EMT, and would love to provide housing for travel nurses, contractors, etc. in that realm since I can relate to them in previous jobs that I've had.I'm looking to invest in these states preferably: Georgia (1st choice - preferably near or south of ATL or in/near Savannah), Alabama, South or North Carolina, and Florida.

Since you have work history, if you get a job with salary income and a credit score above 640 (680 realistically), a conventional cashout refi is within reach as soon as you reach those metrics.

The big pros are the strong job market (lots of major employers), good population growth, and still-reasonable entry prices.

A HELOC is a great way for you to self-fund the improvements.
