Ah the humanity!)

Because humans make stupid decisions every day .

These are just normal operating costs, not even getting into when things go sideways (which they tend to you when dealing with the human element combined with physical property that is constantly deteriorating).

As an agent and an investor, I’m doing everything humanly possible prior to submitting an offer to conduct as much due diligence up front to reduce as much risk as possible. 

It's the human aspect that makes me sad.

In all cases, barbed wire is never acceptable as horse fencing, the pastures/turnouts/arenas need to be as rock free as humanly possible, and ideally the whole place is cross-fenced so that if/when Houdini makes his escape, he doesn't make it to the road (or highway!).

So they can intentionally lie, and deceive another human being into a contract?

And until that is solved, I will be using my extremely limited powers to battle that human behavior.
