Between questionable long term water supply and a heated market cooling off and rents dropping at a macro level, it is hard to want to buy something, 

Hi @Joval Mathai not much on the MLS right now, market is heating up again more properties coming on each week but are going quick still.  

The problem is that the insurance company is requiring utility bills from 3 months prior to me owning the property to prove the home was adequately heated.

Renter: BBecause of the appraisal, my lender, seller agent, 2 appraisers are now in a heated email discussion.

.- remember that you'll be paying all utilities if you rent by the room, so factor that into what you charge for rent, and consider using remotely-controlled nest thermostats so they can't jack the heat up beyond what any normal person would pay for (if you're in a cold area). the same could be said for a home with central air in a warmer climate.- consider baking into the rest biweekly housekeeping, so that you know that the property is being kept up with (prevents pest issues), and you won't have to deal with any quarrels over who's cleaning the common areas more than who.- always have the parents co-sign the lease.- make a manual for them. what would your own kids be calling you about when they first move out on their own?

The strange thing though, is that the MLS shows the home to be 1,895 sq ft even though the sunroom is heated and cooled, and attached to the house securely, with windows (this sunroom is an amazing add-on and in great alignment with the rest of the home compared to other sunroom mods I’ve seen).

When it comes to electric and gas is that heat related?

IMHO, the summer heat is more than made up for by the year-round sun....you will rarely be rained out.Just my $0.02
