The biggest issue w the stock market right now is companies are posting growth and profits but their stock is continuing to drop based on oil prices, raising and lowering of the dollar value, external factors like greece and china.

Visual/External improvement need to happen right away to increase the appeal of the property and attract higher quality renters: Landscaping, Power/pressure washing the exterior.

We have also been paid by Chase QuickPay (receiver does not need a Chase account), and I'm sure many other big banks out there have similar programs to send money to external clients.

A bank pays me $50 to do an external BPO and $100 to do an internal BPO (Internal meaning I enter the property, External I just view it from street).I gladly pull comps for free for someone I have an existing relationship with, but why would I do that for a total stranger that is not going to do any sort of business with me?

I looked at the listing on the MLS and quickly browsed comps; this seems expensive for Del Paso Heights considering the square footage and external condition of the property.
