You're playing Russian Roulette, because even if this thing you've bought truly will appreciate, you will have to be able to hold onto it long enough to see the intended fruition.  **** happens, and I hope you don't get run over by a car while or laid off while waiting for this thong to appreciate...Now - if any debt that we have to pay for is bad debt, does this mean that any debt for which we do not pay is good...?

An example that I've seen come to fruition in the past would be purchase a fixer for $35k, spending $25k on a renovation (so you have $60k invested), then leasing each side for $650-700/month (>2% ROI each month).
