Commingling funds and improper signing are low lying fruit.

From what I see online, there seems to be a lot of low hanging fruit in those 2 states.

No I was not a gambler in the strict sense, I never lost a dime in the slot machines there.

@Brian NaumannI had read several posts in the thread before I realized that you are right here in Mishawaka.As @Jay Hinrichs said, there is plenty of low hanging fruit right here in our area.Hopefully you found a good mentor who will point you in the right direction.South Bend has a lot of cheap C class and below properties, so does Mishawaka to a lesser extent.

Banking on a ton more appreciation is like throwing your money in the slot machine. 

Financing will be the biggest obstacle for you, but if your family is willing to JV and has a credit here that would be the "lowest hanging fruit" for financing.  

I try my best to balance everything, and for the most part it works like a fine oiled machine, but there are times when I start to drop some of the balls I am juggling.  

At home depot, if you buy enough of the insulation, they will LEND you the machine to blow it in yourself.

All those other bells and whistles that people would like for machines to manage can get convoluted when you certain processes need human discretion.

Thanks Account Closed @Vikas Raoot, an opinion from an apartment building with the same problem:-adjust closer (in my building they are the commercial type) and the door is heavy and the frame on the outside is metal so that usually means a loud BANG. also may just need some machine oil....
