By doing that, you can difficult decisions where business and friendship are involved.In this case, I would thank the tenant for being such a great tenant and friend (to soften them up), inform them that market rents are now at least $1K, and that you have no choice but to increase rent to that amount.

When you mix business and friendships, they'll always end up asking you for favors and exceptions to the lease.

A few friends were loyal, but then you get to choose your friends...I found the best thing was to work with down-to-earth professionals with similar outlooks, temperaments, and goals, and if a friendship/kinship happens to come from it, so be it.

Go and attend your local Real Estate Investors Association, if you have one locally, there you can meet all sorts of RE mentors and build life-long friendships with people in your same business.
