Networking is key, so connect with local investors and lenders who specialize in multifamily deals.

I see too many investors now, put a significant amount of money in rehab costs and over leverage themselves on hard money loans with low down payments, their properties are not selling and they are lucky to just payoff their current hard money loan via a DSCR refinance. 

What I mean is look for areas that are favorable for investors / landlords.

Find someone you know, like, and trust, then partner with them on a deal.This doesn't have to be an existing investor.

Many investors prefer to work with experienced local property managers to oversee day-to-day operations and ensure the property is well-maintained.For apartments, they can be solid investments due to economies of scale, but it's important to carefully assess the location, rental demand, and potential for appreciation.

I have also made the move from being a US investor to living in Spain.

Get out and meet some other investors at meetups and that will help you curate what some of those ideas would be like in real life, with the input of others who have done it.
