@Rodney BufordKeep in mind that in order to take a distribution under the CARES Act you must have been impacted by the virus in one of the enumerated ways.If so, you can take a penalty-free distribution (as well as waive the 20% withholding requirement) from your 401k (assuming that the employer allows it) anytime between 1/1/2020 and 12/31/2020.

@Laura Verderber I have always maintained about 6 months...........currently with the virus I have been at 12.

Now that it's empty, I'm faced with a dilemma because of my fears that the market will crash later this year/early next year as a result of a virus resurgence causing high unemployment and associated economic woes, plus the cyclical downturn that was predicted even pre-covid.

I’m encouraging Buyers to make offers because I think that there is a lot of seller motivation given the virus.

I reckon people are waiting, regardless, for we can't easily view properties in a lot of markets due to this bleeping virus. 

Conversely some investors are waiting a few months before doing anything for lenders to calm down and pull back on their knee jerk requirements related to the virus thing going on.  

DG is considered an essential business type and those are doing really well mid COVID virus.
