Once you are under contract you will need to put down an EMD (And I will say a $1000 EMD on a Northern VA home is extremely low, it's usually closer to 1%, that doesn't mean it can't get accepted.)On a side note, as a wholesaler, why not offer directly to the owners or their agent?
