Can we redefine a "Unit" in such a way that it only includes roof and maybe exterior paint (to maintain uniformity) in the CCRs, and use this definition with the NRS 116.3113?

This is more of an HOA question because typically they are responsible for the exterior and now you would be making modifications.Regarding the ring camera, nowadays some might consider this a reasonable request.

I'm not sure if I truly mean "turnkey" or what the word would be for the state of home I envision –– I'm thinking more like a mini flip... exterior paint, a new fence, add a kitchen backsplash, that sort of thing.

The main characteristics were that the exterior walls were constructed all at once with the same stud running from foundation to roof and the floors or levels were hung off of a cleat that ran around the structure cut into the vertical stud.

The CCR’s could include exterior aesthetics then go down the road of issuing warnings, fines, eventually lien and foreclosure if you need to (if your state allows that, mine recently limited the ability of HOAs to impose fines and place liens/ foreclose).

For my first-time investors, I recommend going the townhouse route because they are very rentable, less per door than SFH, appreciate well and much of the exterior maintenance is handled by the HOA.Happy to chat and answer any questions you have about the area.
