San Antonio has not had steady growth over the last few years, it has had explosive growth in pricing and so has most of the country. 

Over time, it will be cheaper.On the other hand, DSCR lending is the growth sector of the mortgage market for a number of reasons; the number of people who won't qualify for conventional financing because of student loan debt (and other debt, but student loan debt is huge right now), the number of financed properties, lower ltv's for conventional, the gig economy where a borrower can use deposits to qualify for income vs. a W2 and so many others.DSCR lowers the barrier to entry for into investing in real estate where Fannie and Freddie are still trying to figure it out and with comparable rates or rates as low as they are naturally, DSCR is experiencing an explosion of growth.All the bestStephanie 

There were other areas in Florida that have had explosive appreciation gains, whereas my home/area has not (modest appreciation gains).I did not appreciate how much insurance would cost in the area (and how that affects my cash flow).For my future purchase, I will use better tools to analyze deal and make sure that I maximize cash flow.I will also create my own real estate goals and strategy.

Which for many is the only one they get per year or every couple years.My daycare provider's husband is the state inspector that approves and denies STRs out here for the Health Dept. and he said that there has been an explosion of noobs wanting to get in the game, so his denials have gone up quite a bit because they aren't in compliance.

A solid deal in a great area bought in 2019 and rode the COVIC explosion up to $1700 a month in rent.

There is just too much supply to be average here, which some people were able to skate by on during the post-covid travel explosion in the area.
