Rapid City/Black Hills are STR Feedback

We are in the beginning stages of looking for an STR in the Rapid City/Black Hills area. We would use it as our primary residence for SD residency and tax purposes but sine we travel the vast majority of the year in our motorhome would be looking to use it as an STR the majority of the time.

What types of properties rent best in this area? I see occupancy on AIRDNA ranging from 40-65% depending on bed count and area. Is that correct or lower than actual? Anything else I need to be aware of or ready to ask a realtor about during our search?
