We just started using Baselane, and perhaps we could lean on that more to be able to track the expenses, categorize them per property/per tenant/mark as 'tenant expense'/mark as 'tenant reimbursed' or 'tenant unreimbursed', and then create a security deposit balance report, that would pull everything together.I'm just looking for advice from someone that has already figured out a simple and standard way to handle this.

I could get the other residential rented, so 2/3 units rented, before closing because I know the seller, but the commercial space on ground floor is a question mark and is forcing this to be a commercial loan.

As Brie mentioned, you can not deny tenants because of their vouchers.There are other subsidies that you could look into besides CHA.I bet @Mark Ainley or @Jared Kott could provide some better context than me around the subject.

Investor sends me "wholesale" property, when they ignored the same address I sent to them direct without all the mark ups a week before and a "wholesaler" remarketed to them as a "wholesale" deal. 1/2 the time not even under contract, so the chances of that deal blowing up are good.After today, your agents will be required to have some kind of agreement with you before they show you homes.
