It is also a business ripe for disruption.

There is too much chance of income disruption in the near future before you would be able to get a nest egg back under you.

For some, they will see how inconvenient that process is, and have no interest in having their routines disrupted. 

Right now would a good time to find another renter, due to it being prime rental season.If it disrupts you and your tenant above AND they are paying below market, I'd be done with them and move onto a tenant that you have chosen

For what it’s worth... in our limited experience, in every situation we purchased a note that already had legal proceedings in play, we tried keeping the seller’s attorney to avoid disruption... it never worked out.

This may not be everyone’s ideal recipe, but if/when markets drop, I enjoy the minimal disruption here.

@Erik PerottiMy projection is that the ibuyers will end up concentrating on houses needing little or moderate rehab, and pass on the more extensive renovations.The goal of the ibuyers is to disrupt the brokerage industry, not the fix n flip industry, although that could end up being a byproduct.Various platforms, disrupters, etc have tried to make real estate agency as obsolete as travel agents, so far with almost no success.The differences between consumer industries which have been successfully transferred to a platform basis, and residential real estate are profound.
