I’d also add a one-pager for ‘security deposit disposition’ which says 1/2 of the $xx deposit will roll over into the wife’s new lease and 1/2 will be returned to xxx at address.Once you have the signed docs and the whole deposit from the wife, return the deposit to the husband and you’re set.

Without reading the comments and from working at a REIT who deals in commercial props I’ll tell you if you want a deal it will be off marketYou will never find margins on the market as those are the properties no one wants when brokers take them to their clients....thus they get listed.Commercial real estate is almost all off market deals...at least the ones even worth analyzing....don’t get me wrong you might can find one but they are few and far in between.I look too and know this from my own searches but mainly from my day job and acquisitions and dispositions I see internally that we do.

As someone mentioned above Argus is a very advantageous tool to learn.While networking is important what's even more so is becoming a real estate strategist, and learning the ins and outs of real estate in all facets (acquisition/disposition, construction management, lease negotiation, property management, lease administration, etc.).If you're analytical, that's a huge plus.

You are obligated to return a Disposition of Deposits Statement and refund with receipts in 14 business days.The rental market in Chandler is super strong, market the property right away, most likely rent wil be increased over the last lease and you end up with a new tenant for at least a year at little to nothing out of pocket.The tenant was wrong in many ways, didn't have the right to leave, etc but if you focus on what you can do you will have a rented property performing better than it was previously.
