I'd paint some of the bedrooms a more neutral colour. 

Just be delicate about it though, as they probably see this part as a burden put on them and may have many competing priorities. 

There's a lot of what-ifs and it's a very delicate line between being a money sink or a great step forward for the future. 

Change the colour of the countertops and the fluorescent light and it will look great. 

It's currently month to month at $1,450 and comps in the area range from $1,700 - $1,850.I'm taking over after relieving the terrible management company we had and trying to navigate this as delicately as possible.

Touch up between tenants is very easy.Never allow a tenant to paint or change the colour as it only adds more time and work when they leave.
