I already owned the property it would be a rehab loan.I got 6 or 7 PM's deciphered only one was real or at least I think they were... 4 were out and out scammers.. and 1 was trying to sell me their list of private lenders for 5k.. once i pay it I would have over a 100 to choose from.. :)

I really want to gain some knowledge on a few different neighborhoods so I can narrow down my search criteria as I believe I have been too broad thus far and can’t decipher between a property in a terrible area vs. one that has potential to be a good rental in an up and coming neighborhood just by looking at google maps and the MLS.

The ideal candidate would have a bookkeeping background, a knack for organization and developing procedures, able to do it all including administrative tasks, entering owner statements from various property managers into property tracking software, calling property managers to decipher owner statements and pressure them to increase income and decrease expenses, able to understand basic construction and rehab, lease out units locally and screen tenants, and the list goes on.
