Legal 3BD??? or same 2BD

Hello BP community,

I am analyzing a deal to flip and I wanted to ask your advice on how to decipher whether the house is a "legal" 3bd or a 2bd. The previous owners put an addition on the property which created the 3rd bedroom, but most of the properties in the area that are similar are only 2bedrooms. I wanted to ask what do I need to do to investigate whether the 3rd bedroom was legally added to the property? If it was not, it will significantly affect my bottom line on the project, so I wanted to know how to find this information out before I close on the property in a few days. Any and all information will be appreciated. Thanks in advance.
