I've been to some seminars and have read that you can you a Custodial IRA brokerage to purchase investment properties, but I've also read I cant have an IRA purchase a personal resident because if I have part of the property financed through personal lending. 

It muddies the waters enough for some of them to get by with it until, and if, folks figure out the true paper trail of custody has serious holes in it.

@Edward GroganIf you have custodial SDIRA - your IRA account must be held by this custodian.If you are referring to Checkbook IRA (or IRA owned LLC it is often referred to) then you can open an account for the LLC that your IRA owns at any bank or financial institution.

These motions are most commonly seen in family court in the custody context. 

The husband lost his job, got arrested, and is currently in police custody.

I have been hearing and listening to a lot on moving my traditional IRA into a Custodial IRA so that I can put it to work for me and take a more active role in how it does from a return standpoint, but I am unfamiliar with those that others have used and find they are a trusted partner for this service.
