There are plenty of contractors who make a living using lowball pricing to get the sale, then change order you to death.4) We don't have any info about configuration of the units, but this brings you out just under $100K per unit.

At a minimum you should have the property held by an LLC with an umbrella policy as well.The ideal configuration would be to have the property held in a generically named trust with an LLC where you are the managing member named as the trustee.

I then pull the average rent per sq ft for similar configurations for DFW zip codes as well as sold price per sq ft (from Zillow Research) and used those figures to estimate the monthly rent and rough ARV comp.
