Doing Direct Mail Campaign Out of State

Hey everyone. I live in Los Angeles and am looking to buy a rental property in Kansas City. I found a realtor I really like, but haven't had any luck with MLS listings. Is it possible to do a direct mail campaign in a different state and have my agent go look at it? Then I can cover the commission rather than the seller pay? Would the seller get angry that he would have to work/talk with an agent? Thank you all for your help!
