Doing Direct Mail Campaign Out of State
Hey everyone. I live in Los Angeles and am looking to buy a rental property in Kansas City. I found a realtor I really like, but haven't had any luck with MLS listings. Is it possible to do a direct mail campaign in a different state and have my agent go look at it? Then I can cover the commission rather than the seller pay? Would the seller get angry that he would have to work/talk with an agent? Thank you all for your help!

You need an agent that not only works the mls but also works the wholesalers. 90 percent of the houses we wholesale have a buyer's agent involved who is getting $1000 or 3% commission from us the seller. However they are also getting paid by their buyer extra commission.
For example if your agent wants and should want to earn $2,500 for a transaction and the seller is only paying 3% or $1000 as minimum to the buyer's agent, then you the buyer would pay the additional $1,500 at closing to the agent.
If you have an agreement that you make up the difference in required commission, and an agent who not only goes to MLS but also scours all the wholesaler lists, you can get a lot more deals.
But again, you want to check up on the agent and not rely 100% on them selling you the house because then they can get to where you will buy anything you show them and get paid and when it all shakes out after they got paid, you still have to own and manage the house.
