that we’ve learned in our 24 years, managing almost 700 doors across the Metro Detroit area, including almost 100 S8 leases:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+ (roughly 5% probability of default), zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680 (around 10% probability of default), some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

I'm not currently at the phase of transitioning into a home builder, more trying to learn the steps of how to better set myself up for success.

You seem to know a lot about STR, could I "connect" with you to maybe learn a bit more about it?

While management has been helpful in dealing with this, I also learned that per our contract (which we never signed, the developer did) that the HOA management company is entitled to all late fees. 

Another would be you are building other units next door/nearby and you can chalk this build up to the "learning curve".I didn't see a CFO on GLH or GLC's website, but I'm sure you have someone doing this type of financial analysis for your developments?

I am currently trying to learn as much as possible by reading books and listening to podcasts.

There have been a few things from this partnership I have learned that I am going to tweak moving forward.
