I also think you can get 6.5% interest these days so that should be closer 30k a year for P&I.I just don't see how you can lose money like that if your gross rents are 100k on a 500k purchase price and you're putting down 20%. 

If you do all that and their inspection on their purchase come out okay, you will not have a problem.

You have to offer the unit before they will inspect, no pre-inspection. 

That will require a rough and final inspection. 2) When installing drywall you will need a nail/screw pattern inspection. 3) You will need to provide 'conditioned air' to these rooms..how are you going to do this and that will require inspection.Will you have to increase the size of the electrical panel?

So far, I'll be requesting an inspection of the house to know what needs to be updated/repaired.Thanks for your help.

But if not and there isn't anything noticeably wrong upon inspection, it's probably still priced too high. 

I would also suggest putting up a 24-hour notice to inspect the property and verify her continued presence.
