I’m open to either a townhouse or a single-family home, but I’m definitely trying to steer clear of any crazy HOAs that eat into cash flow (you know what I’m talking about!).

The real estate market has evolved a lot in the last few years, with more real estate investors making it more competitive and interest rates cutting severely into margins and also slowing down buyer demand (when trying to get out of a property). 

Also, set clear expectations with tenants upfront so they know how to handle issues like maintenance requests.How do you plan on finding all your contractors?
