Bigger Pockets is a breathe of fresh air in a society where branding and marketing are overplayed. 

Ideally it would be a single family or small multi-unit that I could set up as an Air bnb or long term rental with the goal of moving to St Pete to live in within the next 5-10 years.

The problem is it sucks, it barely works, it's surprisingly unintuitive for something so simple, and barely any guests actually use it.Which is kind of the same reason we're not discussing this on Google+ while wearing our Google glasses and talking about which version of Google Stadia is best to put into our homes as we communicate with our cleaners through Google Hangouts.While google obviously has a few big hits like Maps/Flights/Gmail, the majority of google releases follow the same pattern of great technology, horrible interface, no marketing, and eventual abandonment by Google. 

Verify air filter has been changed regularly.

How did you find reliable cleaners and handyman for your area?

The basics of course, but there is an air fryer, crockpot, 2 level steamer, wok, electric griddle, and the list goes on.

You certainly won't say I paid to thin air.

If your buying a building that’s $500k, you need to be getting at least $5k a month if not more or it’s not worth looking at in my opinion unless there is some other revenue source (ability to add bedrooms or units, air bnb) or you can increase rents substantially.

I don’t know about Ohio but here in California a property must have a heater to be habitable, however air conditioning is entirely optional.  

For the case of the typical OOS RE investor who would be hiring out work to contractors or using their PM’s maintenance staff for all repairs, I hold my estimate costs and process that derived it is fairly accurate and easier to justify then pulling numbers out of the air.
