I'm looking to put a full shed dormer on the back of the house, to also include a full bath at the top of the stairs and make the bedrooms full height.  

If you have to hire someone then offer to split the cost with the tenant.Keep good tenants happy and they will stay a long time.Should handrails already be there (stairs)?

If you just need to patch some areas then get a $10 gallon of roof cement and apply it with a cheap putty knife.

Spec land is a stair step investment, in other words the value may stay the same for many years and then skyrocket.

I directed my framer/demo'er to focus on demoing the bathroom as that is the future location of the stairs.

Both units are accessed from a landing at the top of the stairs on the 2nd floor. 

I write into my lease rules that the tenant is responsible to keep their front door/walk/stairs free of "snow, ice and debris".
