I've been following (more like stalking) BP for close to a year now soaking up information but this is my first post as I'm in desperate need for a place to celebrate our first victory.

And I do not think I should celebrate either, therefore grumble grumble :-)Costs going up over six years was not my complaint.

I guarantee this woman’s car is covered with bumper stickers that say “be kinder than necessary” and “celebrate our differences “. 

With #3 above, your success should include some measure of reward to celebrate.

We recently paid off our primary property and purchased our first single family property in May and we are closing on a quadplex townhouse in September.The post would celebrate our recent purchase on the quadplex and request friends and family to send us leads if they hear anyone might be selling or notice any properties for sale by owner.

I also see more and more existing investors who are settling for, or even celebrating, terrible ROI on their rentals.

That way I can vet each group with some simple communication.Just a few polite questions that ask them if they are celebrating anything special, have you been to the area before, are you planning on bringing a dog, what are the ages of the kids...they are good conversation starters and show you are interested in making sure they have a good time.

So I know it is still a bit early to celebrate but I'm still going to share!
