The reasons I prefer individuals are:- I usually have their cell phone number, so much easier to get a hold of then trying to call an office line and leaving a voicemail- Simple statements, usually in Word or Excel and just simply say the income and expenses and total deposited- Way less players in the game, meaning the one guy handles a whole situation.

i bought one house (forgot how long ago) that had an old, old carpet.. the walk areas of the carpet were so thin, that you could feel the hardwood underneath. when we went to take out the carpet and pad, the pad had deteriorated so much, that 90% of was turned into dust, the rest of it (10%) was glued to the hardwood underneath. it took us about a day with vinegar, water, and numerous different scrapers to try to peel the pieces and residue off. hosing down the floor would be a nice option. like a prison cell.

I used every MS Office trick that I knew (and several that I had to google), and after about a week and a half of moving data around, lining up my cells with the pertinent information where it needed to be, and figuring out all the kinks in the system, I finally had the information I needed, all neatly lined up, with different categories for different mailings on different excel sheets "This page is for out-of-state absentee owners of SFR's...
