As a matter of policy, you advise clients to stay well in the black and away from the grey. 

But when it’s black & white, I should advise the client to follow the law.

I'm still in the black by a good margin but I don't want to maintain the property all winter and there's no sure thing of selling in spring.On the other hand, my Greenlake rental flew.  

That's why I choose to try and keep things as black and white as possible with actions that I can directly tie to a statute.
