You'll need to cold call and door knock each lead. 

Just because you replace the old working unit with a new unit doesn't guarantee that you won't have break downs in the middle of hot/cold weather.

I recently cold called a list of approximately 500 pre-foreclosure properties and had a much lower answer rate than I normally have.

As far as your wholesaling journey, I would probably advise you to start off by buying a list of potential motivated sellers, skip tracing them and then cold calling them.  

They just have killed too many deals (for BS reasons) to not be bitter.

On that note: If you hire a third party to cold call make sure that they are abiding by the DNC list as well.

You are just getting cold feet after finally winning.

I plan on focusing on cold calling, mailers, PPC ads.

I lean more towards Brandon Mulrenin even though I am not a heavy cold caller.
