Some will go cold turkey, and summer for a few years before getting to the 2x or more of your prior salary benchmark, but ideally i would recommend people make the switch under these condditions...

A bigtime ditto for what everyone has opined. . .. . .and here is my further, 0.02:It is a screening tool, and helps me to ball park what the property is really worth.I use it as a benchmark against a bloated and ridiculous asking price, as well as lowball cap rates.Also, I bump it to 55-65% when Im researching distressed and C-level properties, and 40-50% for AAA properties.Remember we are buying real estate not for the view, or how pretty it is.

If you can share some cost benchmarks that you have paid in recent years that would be great, as well as if you bought the material (and where) or if you let the contractor buy and then what the cost breakdown has been labor and Material = total ...I believe siding is often figured by square, like roofing?

I will throw my two appraisal cents in with everybody else:1) I would use the "Subject To" appraisal as a benchmark and research the market myself to really understand what's going on, markets can change immensely in 3-6 months; especially if it's a seasonal market.2) Appraisals rely primarily on HISTORICAL data.
