I only have 4 doors under my belt, but am located and invested in the western Chicago suburbs. 

I also have an angle drill, but it rarely comes out to play.The rarely used stuff like a big right angle joist drill or 3" belt sander is best gotten from Harbor Freight.

I have three properties under my belt, and looking to grow much further beyond that.

We knew the market very well just out of our constant curiosity and leaped at the chance when we found our first rental just to get one under our belt.

My questions are;  Besides a note stating the SFH as collateral, what documents do I need to protect myself should this go south.This is my first attempt at Hard Money lending and others have inquired of me but I want to get this under my belt first.Thanks for any and all help you can provide.

You might talk with local lenders like Eastern Bank and Rockland Trust to see whether there are any portfolio loan options.The fact that you don't have a lot of experience under your belt might be a problem though.

Physically look at the software they use and ask them how they are screening, verifying when properties are ready for the investor and how they communicate.Once youre good with that and you’ve got one under your belt, then let todays technology help you make more purchases...
