I say "Its gonna get greater later" they might not be hitting 1 % of purchase price the first year, but who is to say rents wont go up, or value cant be added the following years OR EVEN MONTHS.

A better method is to be added as an authorized user on a well aged credit card account that has low usage and perfect payment history.

That is a really high quote for HVAC and air conditioning to be added.  

Plumbing and other specific repairs needed and caused by the tenant can also be added.
