Is there truth in the claim that having retirement (taxed and tax deferred) account for retirement means you get poorer every year as you draw funds to live on vs get richer with RE every year with rent, mortgage pay down, appreciation and tax benefits? 

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

See, I broke my rule and didn't ask enough questions to tell you the whole truth but, I did answer the general question.  

Truth be told, the only easy part is the actual purchase where there are no barriers of entry.

With the tenant friendly courts in Denver it's probably not a bad idea to cut your losses and send them on their way with their $630 but just be sure to tell the whole truth and nothing but the truth when the next potential landlord calls you up for a rental history verification. 

The truth is having to pay large sums up front hurts your ability to invest at the time when you need every dollar you can get your hands on.

Basically I’m investing with 35 grand Canadian FHA or conventional brokers seem to say conventional but I can’t even afford a conventional what is the exact truth here I can’t tell.
