@Polina Orlova It seems that there is an on going problem on Facebook Marketplace where certain ads are being flagged as community violations simply because they are being reported by tenants or anti-landlord groups who may not agree with the price or something they see in the ad (Photos).This is a serious issue, as it can cause problems for landlords and property owners who are simply trying to list their properties for rent or sale.

I would consider converting it to regular unfurnished LTR, but we already have the furniture, etc.Make sure 1) you know the STR sentiment of the public and the politicians 2) have an exit plan if anti STR regulations are passed.

Admittedly you're not going to have the same cash on cash returns available even a few years ago and not the returns you'd have if you used 80% LTV but you'll sleep well at night knowing your investment is "anti-fragile" to quote Nassim Nicholas Taleb.

Here is the best part: New York City evictions, due to anti-landlord policymakers and judges, can take as long as 60-90 days to process, meaning that fines could be anywhere between $70 & $100K...To prevent that from happening we have implemented a zero tolerance policy across our entire portfolio and have been forced to take a MUCH more hands-on approach to managing our buildings, including: Monitoring Airbnb, VRBO, Homeaway and other sites SEVERAL times a day.Periodically knocking on doors of tenants we suspect are illegally subletting.Removing locks/installing keyless entryAmmending leases to allow for impromptu inspections/termination clauses.Has anyone else out there in NYC or SF encountered this issue?

Self anti-fulfilling prophecy.That being said I had an offer accepted earlier this year on a short sale, that was NOT the highest offer, based on a phone call to the listing agent that consisted of "hey what number did you just get done convincing the bank was the max number this house would go for?"

@Joshua DorkinMe neither ... all I can think of at the moment is something in the JavaScript on the page - if she is using the browser - is getting its attention.If she is talking about alerts arriving in her mailbox, then I'm betting there is a third-party, let-us-take-your-money-unnecessarily, anti-virus product installed that is having issues with the links in the e-mail messages.
