I have tenants with no hobbies except smoking and drinking, but they pay their rent every month.

You don't know if they are alive or dead, have mental capacity or not, incarcerated, drug/alcohol problems or severe mental and emotional problems.

I'm curious if any other landlords have encountered anything like this.Basically, in the new ordinance, if my tenant gets arrested for pot smoking or one of their kids gets cited for underage drinking, I can't be a landlord in town for 3 years?

And because we have politicians promoting ideas not for the betterment of the folks but simply saying what they want to hear in order to obtain their votes- the followers drinking the kool-aid will believe what they want to believe.

I even take into consideration if they smoke, drink, frequent dance clubs, and when they get paid.

Some of them you never see.I include a variety of things in my lease, from storage (no lawn furniture or storage sheds allowed), no pools, no trampolines, no fire pits, no fireworks, no smoking on the property, no alcohol to minors, no minors shall stay the night in the property for any reason at any time, a limit on overnight guests, how much notice to vacate, liability waivers, and items about quiet enjoyment.

I won't have a car and not 100% sure on timing, but I thought I'd toss the idea out there to see if anyone is around and wanted to grab a drink or bite to eat.

Old habit from when I was new, its like drinking from a fire house at each meeting and you find yourself unable to focus on the one area you plan to succeed at.

There is neighbor resistance to special needs, particularly when you are talking about violent behavior, sexual behavior, drug & alcohol treatment, or prison halfway houses.
