We are in the process of hiring people and want some advice on structuring our new 1099 clients/ contractors/ employees for lead management, acquisition and disposition.

They often pay themselves various fees, such as asset management fees and acquisition fees.

The real question has to do with  if you are prepared to do what's required to learn the foundations of real estate investing, strategies, tactics, financing, title, escrow, marketing, deal structuring, develop acquisition systems, investors, associate networks and management of properties, rent collection, cash flow, taxes, etc.This is all took me a lot longer than one year, but you might be very dedicated. 

Washington continued with land acquisition and development through most of his life, with two exceptions, both of eight year duration.  

When you are good at marketing and acquisition, you end up with overage.

Also, look to work with Private Lenders on the acquisitions, fund the rehab, and then refinance within 12 months to get better CoC (Cash on Cash) returns!

Make sure you know the value the ADU will add to the property before building the ADU. 2) the financing on an ADU is typically far worse than for initial investment property acquisition or is often not leveraged by the ADU (HELOC, cash out refi, etc).
