We have a mail slot on the door as well so tenants can drop off rent in a sealed envelope with their address and name on it.

As to other ventures in connection with RE, steel fabrication business, car lots, grocery store, auto service garage, construction firm/general contractor, C-store/car wash and a bar, cafe, lake resort.These came arising from basically partnering as a credit or business partner (or both) for under capitalized entrepreneurs who couldn't swing the RE purchase or lease of facilities.

I also added a new steel, so i have ventilation between the new steel and the original roof.- What about between the floors and units - 5/8" drywall on resilient channel with rock wool insulation in-between for sound proofing / fire code?

Start with the 4 plex.. live in it legally.. .refi it .. buy another FHA 4 plex live in it legally refi .Do this 4 times over 6 years and by the time he is 30 he will own 16 doors using his 4 mortgage slots  and  in the uber stable NW market and probably have some appreciation and huge tax bene's do this while your young and can make it work

I believe an investment  property should  have the bells and whistles`; stainless steel , granite counter top, back plash , laminate or Bamboo floors, update kitchen and  bath  to get  rents from $ 1,100 a  to $ 1,300,  or a 79,000 to 100,000 sale which is Top Dollar for the area.
