I currently invest in northern Indiana (South Bend area) and I am looking to start in the Indianapolis area.

They struggled to place a tenant @ $1900, and were hyper focused on high credit scores (>680) and income.Another had a 3 bed 2 bath more spacious home a bit more South, but still in Staley HS area.

However there was a lawsuit going on earlier this year in South Carolina on this exact issue.

I currently have some searches in Highland, College terrace, University south, Palo alto, Santa Monica, Ocean park, Downtown north & Barron Park.

Being in the south that might not be an issue.

With an end to the construction on 36 in sight, maybe it'll get better on the north end (stop laughing, fellow Denverites), but the south has been a mess for the 10 years I've been here... was probably a mess well before that, and will continue to be a mess well into the future.

LP’s are charged a fee at acquisition, renovation, asset management, disposition, so when the investment goes south, only the LP’s lose money while th GP’s made it out like a bandit with all the fees and 0 equity in the deal.
