Does the city have impact fees, is there a lot of clearing and excavation work, soil conditions, engineering, are utilities convenient, plans, surveys, etc, etc.

Mind you, if they are looking to invest, they would need to see how many homes they would be able to place on the lots and get the soil evaluated for septic systems after zoning consultation.

We're having a soil sample test done next week. 

Septic could be problematic since oils and cleaning chemicals could be discharged and then leach into soils/groundwater.
